Knowing When Your Roof Needs Attention

Most roof problems do not announce themselves with a dramatic collapse. They start quietly: a damp patch on a bedroom ceiling, a tile that shifts slightly after a windy night, or a line of black staining on a chimney breast. By the time a homeowner notices, the underlying issue has often been developing for months. Understanding the warning signs early is the difference between a straightforward repair and a much larger bill.

This page focuses on exactly that: what to look for, what causes these problems, and what a proper repair involves. If you spot any of the signs below on your Burwell home, it is worth getting a roof survey to establish what you are actually dealing with.

Warning Sign 1: Water Staining on Ceilings or Walls

A brown or yellow patch on an upstairs ceiling is the most obvious sign that water is getting in somewhere above. The tricky part is that the entry point is rarely directly above the stain. Water follows the roof structure, timbers and felt before it finds a way through, so the wet patch on the ceiling might be half a metre or more away from the actual gap in the roof covering.

Common causes include a cracked or missing tile, a failed flashing around a chimney or skylight, or a split in the underlay that has finally let water through. The underlay in particular is often overlooked. It is the secondary barrier beneath the tiles, and in older properties it can dry out, become brittle and tear. Once it fails, even a roof with most of its tiles intact will leak in heavy rain.

Do not assume a single damp patch means you need a full reroof. In the majority of cases, locating the precise entry point and making a targeted repair is all that is needed. We always quote for the minimum work that will solve the problem.

Warning Sign 2: Missing, Slipped or Cracked Tiles

After a spell of strong wind, it is worth walking around your property and looking up at the roof line. Missing tiles are the most visible sign of a problem, but slipped tiles are just as serious because they leave a gap through which rain and wind-driven water can enter. A tile slips when the nibs that hook it onto the batten break away, or when the batten itself rots and can no longer hold the tile in place.

Clay and concrete roof tiles each behave differently as they age. Clay tiles can last over a century if they are sound, but the ones produced during certain periods are prone to a process called spalling, where the outer surface flakes off. Once spalling starts, the tile becomes porous and will not survive many more winters. Concrete tiles tend to show their age differently: the surface coating wears, they take on a mossy appearance and they become heavier, which puts more stress on the battens and fixings.

A single broken tile can be replaced for somewhere in the region of £100-£200 depending on access, the tile type and whether a matching profile can be sourced. If several tiles are failing at once, it usually points to a systemic problem: old or rotten battens, corroded fixings or simply a roof that has reached the end of its natural life. We will tell you honestly which situation you are in.

Warning Sign 3: Damp in the Loft After Rain

Many homeowners never go into their loft between one year and the next, which means a slow water ingress can go undetected for a long time. If you can get up there safely after a period of heavy rain, look for wet patches on the timbers, damp or stained insulation, or any daylight coming through from above. A small amount of condensation on the underside of the felt is normal in cold weather, but running water or saturated timbers is not.

Wet roof timbers are a serious concern because they can lead to rot, which then undermines the structural integrity of the roof. Catching a leak early, when the timbers are merely damp rather than rotten, keeps the repair focused on the outer covering. Left for years, the same entry point can require not just tile and flashing work but also timber replacement, which is significantly more involved.

Warning Sign 4: Failed or Crumbling Mortar on the Ridge

The ridge is the horizontal capping at the very top of the roof where the two slopes meet. The ridge tiles sit on a bed of mortar, and that mortar is exposed to more freeze-thaw cycling than almost any other part of the roof. Over years, it cracks, shrinks back and eventually crumbles away, leaving the ridge tiles sitting loosely or rocking when pressed.

Loose ridge tiles are one of the most common causes of roof leaks in older properties. In a strong wind, a loose ridge tile can lift and shift, or come away entirely. Repointing or re-bedding the ridge is a straightforward repair when done before tiles are lost. Typical costs for repointing a full ridge run from around £300 to £600 depending on the ridge length and the access needed. Some roofers will upsell a full dry-ridge system at this point, which uses mechanical fixings and a plastic carrier rather than mortar. That is a valid option and lasts longer, but it is not always necessary: if the underlying structure is sound, a proper mortar repair will give many more years of service.

Warning Sign 5: Problems Around the Chimney

Chimneys are among the most leak-prone parts of any roof. They penetrate the roof covering, they move independently of the main structure as temperatures change, and they have multiple joints and interfaces where water can find a way in. The most common failure points are:

  • The lead or code-3 flashing where the chimney meets the roof slope, which can lift, crack or pull away from the mortar chase cut into the brickwork
  • The pointing between the chimney bricks, which becomes porous over time and allows water to soak into the stack
  • The chimney pot and its haunching, the mortar collar at the base of the pot, which cracks and lets water down into the chimney structure
  • The back gutter behind the chimney, which can hold debris and allow water to back up under the tiles

Chimney-related leaks often produce damp patches on the chimney breast inside the house, or discolouration of the ceiling directly in front of or behind the stack. Re-dressing a lead flashing typically costs between £150 and £400, depending on the size of the chimney and the extent of the work. Cutting a new chase and fitting fresh lead is more involved, but it solves the problem properly.

Warning Sign 6: Blocked or Sagging Gutters

Gutters are not part of the roof itself, but they directly affect how the roof drains and how water behaves at the eaves. A gutter blocked with moss, leaves and debris causes water to back up behind the fascia board. Over time, this saturates the rafter feet and the first course of tiles, leading to rot and leaks at the very edge of the roof. A gutter pulling away from the fascia means water is discharging down the wall rather than into the downpipe, and that moisture will eventually find its way into the structure.

If you notice water pouring over the front of a gutter in heavy rain, or moss accumulating at the edge of the roof, it is worth dealing with both the gutter and the roof edge at the same time. Rafter feet that have softened due to damp cannot hold tiles or fixings properly, and they need to be addressed before any other repair will hold.

What Causes Roofs to Fail?

Most roof problems have one of three root causes: age, movement or poor previous work. Age is unavoidable: mortar dries and cracks, felt degrades, fixings corrode and tiles become more brittle. A roof covering laid 30 or 40 years ago is likely to need attention even if it has been maintained.

Movement is a factor in all buildings. Roofs expand and contract with temperature. Houses settle over decades. In properties with larger or older chimneys, differential movement between the masonry and the timber frame is particularly pronounced. This is why flashings fail: the lead or mortar that looked perfect when laid gradually pulls away as the structure moves in opposite directions.

Poor previous work is frustratingly common. Flashings pointed into brickwork too shallowly, ridge tiles set on thin or weak mortar, tiles re-hung on old rotted battens that were never replaced. If a patch repair has failed within a few years, it is often because the underlying cause was not dealt with first.

What a Proper Repair Involves

A good roof repair is not just swapping a tile and hoping for the best. It starts with a proper inspection, ideally from the roof itself rather than just binoculars from the ground. Once we have identified the cause, not just the symptom, we quote for work that will actually solve it. That might be one hour of work or a full day depending on what is needed.

Materials are matched as closely as possible to what is already there. On an older property with hand-made clay tiles, we source matching second-hand tiles if new matching profiles are not available. On a modern property with concrete interlocking tiles, we match the profile and colour. Visible patchwork from mismatched tiles is something we try to avoid.

After the repair, we clear all debris from the roof and gutters before leaving. If we find anything beyond what we were called for, we tell you and give you the option to deal with it now or keep it in mind for later.
