Why Flat Roofs Need Watching

A flat roof does not fail all at once. It deteriorates gradually, and by the time water is dripping through a ceiling, the damage is usually much worse than the leak itself. Catching the warning signs early is the single most cost-effective thing a homeowner can do.

Cambridge Roofers works on flat roofs across Burwell and the surrounding villages, covering extensions, garage roofs, bay window roofs, and outbuildings. We install and repair felt, EPDM rubber, and torch-on felt systems - the materials most suited to residential flat roofing in this area.

The Warning Signs You Should Not Ignore

Most flat roof problems give you advance notice if you know what to look for. The following are the signs that a roof needs professional attention - some point to a simple repair, others to a full replacement.

  • Ponding water. Small amounts of standing water after heavy rain can be normal, but water that remains 48 hours or more after rain has stopped means the roof has inadequate fall or a blocked outlet. Persistent ponding accelerates membrane deterioration and adds structural load.
  • Blistering or bubbling on the surface. Blisters in a felt membrane form when trapped moisture turns to vapour in warm weather. Each blister is a weak point waiting to crack. Small blisters can sometimes be repaired; widespread blistering usually means the membrane is at end of life.
  • Cracking or splitting along the surface or at edges. Felt and torch-on membranes are affected by freeze-thaw cycles. Water gets into a small crack, freezes, expands, and widens the split. Edge splits where the membrane meets a parapet or fascia are a common entry point for water.
  • Staining or damp patches on interior ceilings. A yellow-brown tidemark on the ceiling directly below the flat roof is a strong indicator of an active or historic leak. If the stain is growing, the leak is ongoing.
  • Flashing pulling away from the wall. Lead or mortar flashings seal the joint between the roof membrane and any upstand - a chimney, parapet, or wall. If this joint opens up, rainwater runs straight down behind the membrane and into the structure.
  • Sagging or soft areas underfoot. Walking on a flat roof and feeling soft or spongy spots means the decking board beneath the membrane is saturated and rotting. Wet decking must be replaced - patching the membrane on top of it will not hold.
  • Visible daylight through the roof structure from below. If you can see light coming through from a loft or from beneath a bay roof, the decking has failed. This is an urgent repair.

What Causes Flat Roofs to Fail

Understanding the cause helps you have an informed conversation with any roofer and decide whether a repair or replacement makes more sense.

Age. A traditional mineral felt roof has a practical lifespan of around 10-15 years before it needs replacing. Torch-on felt lasts longer, typically 15-20 years. EPDM rubber membranes, when correctly installed, can last 25 years or more. If your roof is approaching or past these ages, a repair may only buy you another season or two.

Poor initial installation. The most common cause of premature failure is a roof that was not installed properly in the first place. This includes insufficient fall (the roof is not sloped enough to shed water), membrane joints that were not properly sealed, and felt that was laid directly onto damp decking. A poorly installed roof can fail within a few years.

Blocked outlets and gutters. A flat roof relies on its drainage outlets to stay dry. Leaves and debris block outlets quickly on roofs near trees. When an outlet blocks, water backs up and finds any weakness in the membrane or flashings. Clearing outlets and gutters at least once a year is straightforward maintenance that prevents expensive damage.

Thermal movement. Flat roofs expand and contract with temperature changes throughout the year. Over time this movement stresses the membrane, particularly at joints, seams, and where the membrane meets upstands. Membranes that lack flexibility - old felt especially - crack at these stress points.

Foot traffic damage. Flat roofs are sometimes used as access routes to service equipment such as boiler flues or TV aerials. Walking on a membrane without proper protection can puncture or abrade it, especially in warm weather when felt softens.

Repair or Full Replacement?

Not every problem requires a full re-roof. A localised split or a failed flashing detail on an otherwise sound membrane can often be repaired cost-effectively. However, if the decking beneath the membrane is rotten, if the membrane is blistered across more than a third of its area, or if the roof is more than 15 years old and has already had one or more patch repairs, replacement is usually the better investment.

A patch repair on a failing membrane rarely holds for long. Water finds the next weak point. A full re-roof with a quality EPDM or torch-on felt system addresses the underlying cause rather than masking the symptom.

What a Proper Flat Roof Repair or Replacement Involves

When we assess a flat roof, we check the membrane surface, all joints and seams, every flashing detail, the outlets, and - critically - the decking boards beneath. If the decking is wet or soft, it has to come out before any new membrane goes down. Installing a new membrane over rotten decking is a short cut that will cause the same problem within a year or two.

For new installations we use EPDM rubber on most residential extensions and garage roofs. It is a single-ply membrane that bonds to the deck and forms a seamless weatherproof surface. For roofs where torch-on felt is more appropriate - such as roofs with complex detailing or existing torch-on systems being extended - we use a two-layer torch-on system with a polyester-reinforced base layer and a mineral-finish cap sheet.

All upstands, parapets, and penetrations are dressed and sealed individually. Flashings are reinstated in lead or code-matched alternatives. The outlet is checked and cleared before the membrane is dressed around it.

Typical Flat Roofing Costs

Flat roofing costs in this part of Cambridgeshire typically run from around £70 to £120 per square metre for a torch-on felt system, and £90 to £150 per square metre for EPDM rubber, including removal of the old membrane and replacement of any rotten decking. A standard single-garage roof (around 15-18 square metres) generally falls in the £1,200 to £2,500 range depending on the system chosen and the condition of the decking. Extension roofs vary widely depending on size and access.
