Know the warning signs before a small problem becomes a big one

On a commercial building, roof problems rarely announce themselves dramatically. A slow leak, a patch of damp on a ceiling tile, or a dripping parapet gutter can sit unnoticed for months while the damage underneath spreads. Catching the early signs and understanding what causes them is the most cost-effective thing a business owner or facilities manager can do.

This page focuses on what to look for, what typically causes it, and when to call a roofer rather than wait.

Warning signs on flat roofs

Flat roofs are common on commercial buildings because they are straightforward to construct and give useful plant space. But they need more active monitoring than pitched roofs because water has nowhere to run if drainage fails.

  • Ponding water. Standing water that remains 48 hours after rain points to blocked outlets, failed falls, or a membrane that has sagged. Left alone, the extra weight stresses the deck and the water eventually finds a way in.
  • Blisters or bubbles in felt. These form when moisture trapped beneath the membrane turns to vapour in warm weather and pushes the surface up. A blister is not immediately dangerous, but it will eventually split.
  • Cracked or shrinking membrane edges. At upstands, parapets and around rooflights, the membrane is under most stress. Cracking or pulling away at these joints is a common entry point for water.
  • Damp patches on internal ceilings or walls. These do not always appear directly below the source of the leak. Water travels along decking, joists and insulation before it finds a way through. Never assume the leak is directly above the stain.
  • Deteriorating solar-reflective chippings or coating. On older built-up felt roofs, the chippings protect the surface from UV. When they thin out or wash into the gutters, the felt ages rapidly.

Warning signs on pitched commercial roofs

Warehouses and industrial units often have large pitched roofs covered in profiled metal sheeting, fibre cement or concrete tiles. Office buildings and retail units may have more traditional slate or clay tile pitches.

  • Missing or slipped tiles and sheets. Even a single missing tile creates an opening. Wind gets underneath neighbouring tiles and lifts them in turn, turning a small repair into a larger one.
  • Rusted or open laps on metal sheeting. Profiled steel roofing corrodes at fixings and at laps between sheets. Once corrosion starts at a fixing, water tracks inside the building along the purlin line.
  • Failed ridge and hip pointing. Mortar-bedded ridges dry out and crack over time. Loose ridge tiles are a safety risk as well as a leak risk.
  • Blocked or overflowing gutters and downpipes. Commercial gutters carry large volumes of water. A blocked outlet backs water up under the roof edge and soaks the fascia and soffit. Fascias and soffits in poor condition often point to a guttering problem that has been running for some time.
  • Daylight visible from inside the roof space. If you can access the loft or ceiling void, look for pinpoints of light. What looks minor from inside is often a significant gap in the covering.

What causes these problems - and why they get worse

Most commercial roof problems have a straightforward cause: age, poor maintenance, or poor original workmanship. Felt flat roofs typically last 15 to 25 years depending on the specification. EPDM rubber membranes, which have become more common on flat commercial roofs, generally outlast felt by a considerable margin. Concrete and fibre cement sheets can last decades but become brittle and prone to cracking with age.

Leadwork around chimneys, rooflights and abutments is another common failure point. Lead is durable but it expands and contracts with temperature changes. If it was dressed too tight or was not properly secured, it works loose over years. The same applies to VELUX-style rooflights on commercial buildings: the flashing kit around the frame is under constant movement stress.

Guttering and fascias deteriorate alongside the roof itself. On many commercial buildings, the guttering has never been replaced and is running at reduced capacity. Cast iron gutters can last a very long time with regular painting and joint maintenance, but once joints open up they cause persistent damp at the eaves.

Chimney stacks on commercial buildings are often overlooked. The pointing and flaunching at the top deteriorate faster than the rest of the stack because they face the full force of wind and frost. A loose chimney pot or open flaunching lets water into the masonry, and freeze-thaw action does the rest.

Roof repairs and maintenance

A repair carried out promptly is nearly always cheaper than one deferred. A patch to a felt upstand or a re-pointed ridge costs a fraction of replacing a waterlogged deck or a rotted fascia board. For businesses in Burwell and nearby towns such as Newmarket and Ely, getting a roofer to carry out a straightforward inspection after a hard winter is the most practical form of maintenance.

When assessing a repair, a good roofer should tell you honestly whether a patch will hold or whether the surrounding material has deteriorated to the point where a larger section needs replacing. A single repaired patch on a 20-year-old felt roof that has failed across a wide area is rarely money well spent.

Re-roofs and new roofs on commercial buildings

When a roof is beyond economic repair, a full re-roof gives you the opportunity to upgrade the specification. On flat roofs, many businesses move from built-up felt to an EPDM rubber system, which is bonded in large sheets with fewer seams and a longer service life. On pitched roofs, like-for-like replacement with concrete or clay tiles is straightforward, but if the underlying timber is in poor condition it needs to be addressed at the same time - not patched over.

For large commercial re-roofs, access is usually the biggest practical consideration. Scaffolding or a mobile elevated work platform (MEWP) will be needed, and the programme needs to be planned around business operations to keep disruption to a minimum.

What you should ask any roofer before the work starts

Before agreeing to repair or replacement work on a commercial roof, it is reasonable to ask:

  • Can you show me the exact area of failure, not just describe it?
  • Is the decking or structure sound, or does that need attention too?
  • What material are you using and what is its expected service life?
  • Will the work cause any disruption to the building's use?
  • How will water be managed if it rains during the job?

A roofer who answers these questions clearly, without rushing, is a good sign. You want someone who has looked at the whole roof, not just the obvious wet patch.
