Why Roofs Leak: The Most Common Causes
A leaking roof is one of the most disruptive problems a Cambridge homeowner can face. Left unattended, even a small ingress of water can damage ceilings, rot timbers, encourage mould growth and undermine insulation. The good news is that most leaks have identifiable causes — and once you know what to look for, you can act before the damage spreads.
Cambridge's climate plays its part here. The region sits on relatively flat, exposed terrain, which means strong easterly winds drive rain hard against roof surfaces. Winters bring prolonged damp spells rather than heavy snowfall, and that persistent moisture is particularly effective at exploiting any weakness in a roof's weatherproofing.
Damaged or Missing Roof Tiles and Slates
Broken, slipped or missing tiles are the single most frequent cause of a leaking roof in the UK. Clay and concrete tiles become brittle over decades, and a single sharp impact — a falling branch, a foot placed in the wrong spot — can crack one cleanly. Once the tile beneath is exposed, rainwater runs straight through to the felt underlay and, eventually, into the roof space.
On older Cambridge properties, particularly the Victorian and Edwardian terraces found across areas like Cambridge city centre and Histon, natural slate was the material of choice. Flashing Failures

It is one of the most vulnerable points on any roof because thermal expansion and contraction cause it to work loose over time, and mortar used to bed the flashing into brickwork cracks and falls away.
Lead flashing done properly should last 50 years or more, but poorly fitted or thin material fails much sooner. If you can see daylight between a flashing and the brickwork, or if the mortar joint looks crumbled, water is almost certainly already getting in during heavy rain. Chimney Stack Problems
Chimney stacks are exposed to weather on all four sides, making them a common source of leaks. The pointing between brickwork joints erodes, the lead flashing around the base cracks or lifts, and the mortar haunching at the top — the sloped mortar cap around the chimney pot — breaks away and allows water to track down inside the stack.
Properties in villages such as Great Shelford and Cottenham often have original Victorian stacks that have never been properly re-pointed. In those cases, water staining on the chimney breast inside is usually the first sign that action is needed. Depending on the condition, the answer might be repointing, reflashing, a partial rebuild or, where the chimney is redundant, a full chimney take-down.
Flat Roof Deterioration
Flat roofs are common on Cambridge extensions, garages and 1960s–1980s housing, and they have a finite lifespan that many homeowners underestimate. Traditional felt flat roofs typically last 10–15 years before the felt blisters, splits or pulls away from the edges, creating open channels for water. Modern systems — GRP fibreglass, EPDM rubber or hot-melt — last considerably longer, but any flat roof will eventually fail if it is not inspected periodically.
Poor drainage is a related issue. Flat roofs rely on falls and outlets to clear water quickly; if outlets block with leaf debris or the falls are too shallow, water ponds on the surface and accelerates deterioration. Blocked or Damaged Gutters and Fascias
Gutters do not cause a roof to leak in the structural sense, but overflowing gutters drive water back up under the eaves, saturate fascia boards and eventually rot the timbers that hold the lowest courses of tiles in place. In Cambridge, where leaf fall from mature trees is heavy in autumn, gutters can block surprisingly quickly.
Cracked or sagging gutters that hold standing water are also a source of damp penetration into the wall below the roofline. Keeping fascias, soffits and guttering in good order is straightforward maintenance that prevents far more expensive repairs later. The National Federation of Roofing Contractors recommends gutters are cleared and checked at least once a year — ideally after the last heavy leaf fall of autumn.
