Why Cambridge Homes Are Particularly Vulnerable to Roof Problems

Cambridge sits in one of the driest parts of the UK on paper, but that doesn't mean its roofs have an easy life. The flat fenland landscape means wind has an unobstructed run across the city, and the combination of freezing winter nights, driving easterly gusts, and occasional heavy summer downpours puts real stress on roofing materials year-round.

The housing stock here is unusually varied — Victorian and Edwardian terraces in Romsey and Petersfield, post-war semis in Milton and Histon, thatched and clay-tiled cottages in villages like Grantchester, and modern new-builds throughout. Each property type brings its own set of roofing vulnerabilities, and knowing what to look for can save you a significant repair bill.

Cracked and Slipped Roof Tiles

This is the most common call we receive across Cambridge. Clay and concrete plain tiles are widespread on properties built between 1880 and 1970, and over time the nibs — the small lugs that hook each tile onto the batten — can crack or rot away entirely. When that happens, tiles slip out of position or fall, leaving the felt underlay exposed.

Felt was never designed as a permanent weatherproof layer. Once UV light and frost get to it, it becomes brittle and tears. A single slipped tile left for one winter can result in water tracking into the roof timbers and ceiling, turning a £150 repair into something approaching £1,000 or more. Chimney and Flashing Failures

Cambridge has a large number of older properties with original chimney stacks, many of which haven't been touched in decades. The mortar pointing between brickwork absorbs water, freezes, expands, and gradually crumbles — a process called spalling. Once the pointing deteriorates, water gets behind the brickwork and into the roof structure below.

Equally problematic is the lead or mortar flashing where the chimney meets the roof slope. This junction is one of the most leak-prone areas on any roof. Lead flashings need to be correctly dressed and wedged into the mortar joint; if they've been poorly installed or have simply pulled away with age, you'll get water ingress that's surprisingly difficult to trace inside the house.

Flat Roof Deterioration

Felt flat roofs have a typical lifespan of around 10–15 years, and many Cambridge homes — particularly rear extensions on terraced properties — have flat roofs that are well past that point. Signs of failure include blistering, cracking, ponding water, and in some cases visible tears across the felt surface.

Modern flat roofing systems such as GRP (fibreglass) or single-ply membranes are far more durable, with lifespans of 25 years or more and far better resistance to Cambridge's freeze-thaw cycles. The cost for a quality flat roof replacement typically runs from around £70 to £120 per square metre depending on specification and access, with most domestic extensions coming in between £1,500 and £4,000 all in. Blocked and Damaged Guttering

Cambridge is well-treed, particularly in conservation areas around the city centre and in villages like Great Shelford. Autumn leaf fall blocks gutters quickly, and once water backs up it overflows behind the fascia board. Over time this saturates the timber, rots the rafters at the eaves, and can even affect internal walls.

Cast-iron guttering on Victorian properties looks beautiful but is heavy, prone to cracking at joints, and needs repainting every few years or it will rust through. UPVC replacements are far lower maintenance, but poorly fitted brackets are a common cause of sagging sections that hold standing water.
